Probate Valuations
Fraser & Fraser can provide you with an accurate report detailing the valuation of the property you are dealing with. This provides you with the vital information you need to make an informed decision when it comes to selling. Our valuation process involves at least two local agents giving their expert opinion on price and market conditions. If the property is ultimately sold through our source, the report is free.
Empty Property Insurance
As part of our Property Management Services, we can arrange for Empty Property Insurance to be put in place. We can replace existing policies invalidated by the property remaining unoccupied against unforeseeable events.
Property Maintenance and Security
We can ensure that the property associated with the estate is secure and fit for viewings. We can arrange clearance and cleaning ahead of viewing and organise lock changes and new remotely monitored wireless alarm systems if required. You will have complete peace of mind that the property is safe and secure and you will be maximising the potential.
Probate Sales
Fraser & Fraser can manage the sale of property, streamlining the process and making it quicker. We choose estate agents carefully based on their performance and their locality to the property. We co-ordinate the communication between you and the buyer's solicitor, their agent and financial adviser, to keep the process moving and to minimise the risk of the sale falling through.
Energy Performance Certificates
As all properties being sold in the UK require an Energy Performance Certificate, we supply reports that provide suggestions on how the property could be altered to improve its energy and carbon emission rating.
How much will Property Management Services cost?
Probate Valuations - £195 for two professional valuations, free if the property ends up being sold through us
Empty Property Insurance - £60 per month (includes Insurance Premium Tax) , for properties up to the value of £500,000
Property Maintenance and Security - Quotes provided on a case by case basis
Property Sales - 1.75% (minimum fee of £2,000)
Energy Performance Certificates - £65
